Selling A Home in Farrington in Less Than 30 Days

Selling a home can feel overwhelming, especially when it is your first time going through the process. When these homeowners reached out to me about selling their home in Farrington in Huntersville, North Carolina, their goal was clear. After carefully evaluating the condition and presentation of the home, we decided that the best approach was to remove all of the furniture and list the property vacant. Instead of leaving the rooms empty in the marketing photos, we used virtual staging to help buyers visualize how the spaces could be used.

This allowed us to present the home in a clean, modern, and inviting way without the time and expense of bringing in physical staging furniture.

Once the home was listed, our marketing generated more than 20 visitors during the first weekend. The feedback was overwhelmingly positive, which confirmed that our preparation and presentation strategy was working.

However, the real estate market was going through a challenging period, and strong showing activity did not immediately result in an acceptable offer. Rather than panic or make unnecessary changes, we continued to carefully monitor the market, communicate with interested buyers, and stay committed to the strategy.

The home ultimately went under contract in less than one month for more than 97 percent of the original list price.


Protecting the Sellers During Repair Negotiations

Receiving an offer is only one part of successfully selling a home. The inspection and repair negotiation period can also have a major impact on how much money a seller ultimately receives.

After the buyers completed their inspections, they requested several repairs. Because the home was relatively new, I carefully reviewed the requests and determined that the majority of the items did not logically justify repairs or significant financial concessions.

I negotiated to have the repair requests eliminated, with the sellers providing only a very small credit of a few hundred dollars. This protected my clients from spending unnecessary money and allowed the transaction to move forward without creating additional stress or delays.


A Successful Farrington Home Sale

The transaction closed without any major issues, and my clients were able to move forward with their relocation knowing their home had sold quickly and for a strong percentage of the asking price.

We achieved that goal in less than one month, despite the average days on market in Farrington being approximately 61 days and another similar floor plan previously taking 189 days to sell.
