A 12 Month Journey That Ended Exactly Where It Was Supposed To

Some transactions are about paperwork. Others become stories you’ll never forget.
This was one of those stories.
In the spring of 2025, a family came to me with one goal: move up into a larger home in Mooresville
that better fit the next chapter of their lives. We spent months searching until, by the end of the
summer, they found the one. It checked all the boxes, and we immediately got to work listing their
current home so we could coordinate both transactions and close simultaneously.
There was just one problem.
The entire neighborhood had gone quiet. Homes weren’t selling, buyer activity had slowed dramatically, and despite a solid strategy, the market simply wasn’t cooperating. Eventually, we made the difficult decision to pull our listing from the market, which meant we also had to walk away from the home they had fallen in love with. Most people would assume that was the end of the story.
It wasn’t.
When spring came back around, something incredible happened. The very same home they had
wanted was still available. We relaunched their listing, found a buyer, and because that home had
been sitting on the market for months longer, we were able to negotiate an even better purchase price than before. Everything was finally coming together.
Then, just two weeks before closing, disaster struck. The buyers for my clients’ home backed out.
Just like that, the entire chain was at risk. Without their sale, they couldn’t purchase their next home. Instead of accepting defeat, I went to work.
I called every agent I knew. I reached out to every buyer lead I had. I contacted everyone who had
shown interest in the neighborhood and marketed the property relentlessly.Within 24 hours, I had secured another buyer on nearly identical terms.

The transaction never missed a beat.
Along the way, we also uncovered elevated radon levels in the home they were purchasing. Rather
than leaving my clients to handle it after closing, we successfully negotiated for a full radon mitigation system to be professionally installed and paid for by the sellers before closing. We also negotiated
the purchase well below the appraised value, adding even more value beyond simply getting to the finish line.
Nearly twelve months after this journey began, both closings happened and they secured the home
they’d wanted all along.

above most agents.” That meant everything to me.
Because at the end of the day, real estate isn’t about having an easy transaction. It’s about having
someone beside you when the transaction becomes difficult.
Homes can fall out of contract. Buyers can disappear. Markets can change overnight. The right agent doesn’t control those things. The right agent controls how they respond.
