A 6 Month Journey Resulting in Multiple Offers and A Neighborhood Sales Record

Selling a home after more than 25 years requires more than simply placing it on the market. It requires careful preparation, strategic pricing, strong local market knowledge, and an understanding of the memories connected to the property.

When Hannah first contacted me, she was preparing to sell her longtime home in Weddington Heights and relocate to Winston-Salem. Located in Matthews, North Carolina, Weddington Heights is one of the most established and prestigious neighborhoods serving the highly desirable Weddington School District.

After living in the home for more than 25 years, Hannah had built countless memories there. My goal was to protect the emotional importance of the home while developing a clear strategy to maximize its sale price.

The result was a cash sale above asking price, multiple offers, a closing within four weeks, and the highest price per square foot ever recorded in Weddington Heights for a home larger than 4,100 square feet.


Preparing a Weddington Heights Home for Sale

Hannah and I first met approximately seven months before listing the property. Beginning the process early gave us time to inspect the condition of the home, identify the improvements that would matter most to buyers, and avoid spending money on unnecessary renovations.

Once the necessary repairs were complete, we removed the existing furniture to create a cleaner and more consistent presentation throughout the home. We then virtually staged several rooms to help potential buyers visualize the layout and possibilities of the property. This approach allowed us to improve the home’s presentation without requiring Hannah to invest in unnecessary renovations or expensive physical staging.


Pricing a Luxury Home in Weddington, North Carolina

Pricing the property was one of the most important and challenging parts of the sale.

Recent comparable sales supported a listing price between approximately $1,015,000 and $1,035,000. However, relying only on the existing data would not have accounted for several important factors affecting home values in Weddington Heights. The neighborhood’s reputation, access to the Weddington School District, limited inventory, seasonal buyer demand, lot characteristics, home size, and overall prestige all played an important role in the property’s value.

Real estate data is essential, but it does not always capture the complete value of a home in a highly sought-after neighborhood. In certain communities, buyers may be willing to pay a premium because of the location, schools, reputation, and limited opportunities to purchase within the neighborhood. After reviewing the data and evaluating the current demand for homes in Weddington, we made the strategic decision to list the property for $1,045,000. That price was approximately $10,000 higher than the strongest comparable sales data supported, but we believed the home and neighborhood could command more.


Multiple Offers Within 18 Hours

The response from buyers was immediate. Within the first 18 hours on the market, the home received 14 private showings, more than 40 visitors at the open house, and multiple offers. The home went under contract within only 18 hours of being listed. The winning offer included a cash purchase, no appraisal contingency, and a nonrefundable due diligence deposit of 10% of the purchase price. The property sold for $1,050,000, which was $5,000 above the asking price. The entire transaction closed within four weeks of the home first being listed. For Hannah, this meant a fast and secure sale with minimal financing risk and no concern that a low appraisal could affect the transaction.


Record-Setting Home Sale in Weddington Heights

The final sale established the highest price per square foot ever recorded in Weddington Heights for a home larger than 4,100 square feet. That result did not happen by accident. It was created through seven months of planning, carefully selected improvements, strategic marketing, professional presentation, neighborhood-specific pricing, strong buyer demand, and high-level real estate negotiation. Many homeowners believe they must completely renovate an older home before selling. In reality, the best strategy is often to determine which improvements buyers will notice, which repairs could create hesitation, and which projects are unlikely to produce a meaningful return. In this case, we completed exactly the work the home needed to compete at the highest level while protecting Hannah from overspending.
